Location: This elegant and architect designed family villa (250sqm) is situated in the "sunny valley" below the town of Rocca Priora (798m a.s.l.) in the Castelli Romani park. The area is a popular weekend and holiday retreat for Romans with local shops, restaurants and amenities (horse riding, go-carting, delta plane, trout fishing, golf etc.) being well catered for and within walking distance or short car ride.

Ground Floor:

First Floor

The first floor is accessed via an elegant wooden staircase leading into a day area with fitted wardrobes, storage space, and video library.

Bedroom 1: The master bedroom facing the front of the villa has views over the garden and valley. It is furnished to high standard with fitted mirrored wardrobe, double bed, beside lockers, antique wardrobe and table.

Bedroom 2:Adjoining the master bedroom is a second bedroom with accommodation for one or two people. This bedroom also has fitted wardrobes.

Bathroom: The master bathroom with Jacuzzi bath/shower is fitted with mirrored marble topped double wash-hand basin facilities.

Day Area: The video library contains many films in English and Italian for both adults and children. Wardrobes are fitted along the opposite wall at the entrance to the bathroom.

The upper floor is furnished with modern and antique furniture and continues the theme of parquet surface.

This floor can accommodate 4 people.

Villa Grounds

The entrance to the villa is via an automatic security gate leading on to ample parking area (3-4 cars). The garden is walled to the front with high laurel hedge to the sides. The landscaping is lawn with a wide variety of mature alpine and ornamental trees, rockery, magnolia and rose bushes. The abundance of seasonal fruit trees to the rear of the garden (cherries, apricots, pears, apples, kiwi, grapes) for the enjoyment of guests. A BBQ and mini pool is located at the side of the house and enjoys sunshine throughout the day. Garden furniture is available to guests during the letting period.

The local village offers all services such as banks, post office, bars, market, shops, hospital, medical centre, pharmacy, churches and restaurants. Within a few minutes walking local produce can be purchased from the bakery, grocery, butcher shops that line the main road. Restaurants are plentiful and local wine in abundance.

• Rome centre: 29.9Km and is serviced by bus every hour from the village to the Metro Station. Time to centre 45 minutes.

• The GRA (Rome circular road) is within 15 minutes of the villa by car.

• Rome Fiumicino Airport - 50Km – 45 mins

To enjoy the Castelli Romani and surrounding areas we recommend clients rent a car for the duration of their stay.

Explore the Latina coastline of San Circeo, Terracina, Nettuno within one hours drive of Rocca Priora. Alternatively for mountain lovers the ski resorts of Ovindoli, Campo Basso can be reached in 90 minutes making it ideal for a day trip or short weekend.
