General Description

Penthouse apartment on the beach with views along the coast and out to sea.  With the sand and the sea immediately below, it is the closest one can get to being on a boat with the benefit of trotting off at will for ice cream! The water is  clean for bathing - three sails qualification from the marine environment inspectors in 2007. The islands of Giglio and Giannutri can be seen on the horizon and the sun sets gloriously behind Porto Ercole and Argentario while you dine on the terrace

The fabulous lake Bolsena and the Rennaisance town of Orvieto are a short drive away. Florence and Rome are within easy reach.

A must, particularly if you love being at one with the sun and the sea!

Description of the Apartment

The apartment is on the roof of a small 2 floor building at the beginning of the Marina, close to the small fishing harbour at the mouth of the river Fiora. It is the highest in the area so affords a good degree of privacy as well as fantastic views along the coast in both directions. A pergola runs along the front offering welcome shade at peak hours.  There are plenty of areas on the private terrace to sunbathe, rest or dine. There is a barbeque ideally placed with a view out to sea - food with a view! Access to the apartment is by an independent external staircase.

The layout of the property is very simple: A sitting room/kitchen, passageway through to the two bedrooms and bathroom. The master bedroom has a double bed whilst the children's bedroom has a bunk bed. An extra independent double room and bathroom have also been added recently and are available at an extra charge.

The property is comfortable and very well equipped: We also use it within the family especially out of season for periods such as Christmas or Easter.

All the windows face out to sea. You can lay in bed lulled by the sound of the waves lapping on the shore ...what a way to start the day!   look at the photo page

Tourism

So many things to see and places to visit....

The area has much to offer in the way of tourist attractions as well as being ideally connected to allow day-trips to places such as Viterbo, Orvieto, Tarquinia, Pisa, Siena, Florence, Rome...need we go on?

The local sites are also a must: much of what has been excavated at the nearby ancient Etruscan city of Vulci can now be found in the museums of Rome, London and NewYork. There is so much to see that we have created separate description pages, for example:

• Etruscan Vulci  its medieval castle and ancient bridge.
• The Etruscan burial sites of Norchia and Cerveteri.
• Not to mention the Etruscan necropolis at Tarquinia famous for its frescoes.

Local sites are ideal if you wish to experience a sense of discovery rather than follow the usual tourist track.

Food in the area is genuine.  From the freshly caught fish and locally grown fruit and vegetables to  the artisan  cheeses produced 'before your very eyes' and the excellent ice-creams.   The olive oil from this area is recorgnised and guaranteed as one of Italy's finest.  Prices in the area are generally at Italian rather than tourist levels.

Travel and Transport

The nearest airport would be Rome Fiumicino, about 60km away,  although any of the Rome or Tuscany airports are within reach: a rental car is strongly advised to get around and visit places. All amenities and shops are easily reached on foot.

Public transport is also available, including coaches and trains to major cities. The mainline railway station with free car park is 2km from the apartment.  Rome is 1hr30mins by train and in the opposite direction Pisa takes 2hrs30mins.  Coaches leave from the main town of Montalto (3km inland) for Viterbo and Rome.

Prices per week Friday to Friday inclusive of linen (except beach towels), utilities and initial cleaning. 4 persons:

Use of the annex double bedroom with en-suite bathroom is a further E.200 per week.
